If you’re in the process of selling your home, then making it an attractive purchase for buyers is a must. You can do a whole range of tasks big or small that will give your home added value and make the sale of the property more likely to happen.

We will start off small, so here are some small renovation jobs you can do to add more value to your home on a budget. All of these tasks can be done on next-to-no budget, and although they won’t increase value on the property, they will almost certainly make your home more attractive to buyers.

Anything that is superficial you should try to fix before you put your property on the market, as these small tasks are quick wins that give your home an inviting look.

HOW TO ADD VALUE TO YOUR PROPERTY

  • Paint walls – Painting walls is super-easy and with a brush, a tin of paint and a spare few hours you can freshen up your home. In order to give your home a greater appeal for buyers, you should paint walls white, as buyers love nothing more than a blank canvas that they can put their own mark on.
  • Clean doors and walls – Assuming you have painted your walls you should clean all the doors and walls in your house, this freshens things up and leaves a good impression to people who might be viewing your property.
  • Mould in the bathroom – Mould in your bathroom builds up quite easily and will appear on the sealant in your shower or bath and may even appear on your bathroom tiles. You can clean this off with a vinegar and baking soda solution that you can make yourself at home.
  • Limescale on taps – Limescale often appears on taps in your bathroom or kitchen, clean this off using vinegar or lemon juice, depending on what material your tap is made from, as vinegar can damage gold or chrome taps.

After you’ve completed these simpler tasks, you may need to look into larger tasks that could actually add value to your home. 1. PAINT YOUR DOORS

Make a great first impression by replacing doors that are either dated or not fit for purpose. The first part of your home that a buyer will lay their eyes on is the front of the property, which would include your front door. Replacing your front door with a new one or even painting your current front door will instantly change the opinion of the buyer, and might even add extra value to your home. You could even change the handle on the door or add a house number to the front. Compare the front of your home with your neighbours and try to make it standout. It isn’t just front doors that you may want to replace, as doors in your home might also need updating so update these as well if its necessary.

2. RENOVATE YOUR KITCHEN

Kitchens are one of the most important rooms within a home, so having a dated kitchen will be something that may put off a potential buyer. Renovating your kitchen sounds like an expense, but you can update the space without it costing thousands of pounds. If you have a kitchen fitted but it is slightly outdated, you can paint the units to a more ‘on-trend' colour. Once you have painted the units you can then replace the handle to a colour that matches or look for a style of handle that is currently in and use this to add more value to your property. 3. UPDATE YOUR BATHROOM

As we mentioned before in our ‘small tasks’ section removing limescale from taps and cleaning off mould on tiles or in the shower is a super-easy task that will better present your home. A bigger task for the bathroom is giving it a lick of paint, white is what we always suggest as it gives a fresh clean look that the buyer can adjust themselves. You should clean or purchase a new shower curtain or replace it with a glass screen, although this isn’t a ground breaking idea it certainly won’t hinder your chances of selling your property.

4. TIDY YOUR GARDEN

Having outdoor space is a big plus when it comes to selling your home, so if you’ve got a garden or a yard, you need to do your best to improve it. Tidy up the space and remove any items that may take up room, as the buyer will always want to see the space they have to work with, especially outdoors.

5. MAKE YOUR HOME OPEN PLAN

The modern home is now opened up, with kitchen and living spaces all in one room, so knocking down a wall could be something you should consider as it brings in and gives the impression of more space. It is best to knock down walls that open up a kitchen diner or a living space, you shouldn’t knock down all the walls on the bottom floor of your home as having a front room that is private is also a must for consumers. 6. REPLACE WINDOWS

Double glazed windows are a must for your home, so replacing single glazed windows is certainly something you should consider doing to add more value to your home. This can be quite an expensive job, so it isn’t best to go down this route if you are on a budget. It does certainly add more value to your property though, as replacing the windows is something the buyer will most likely do straight away.

7. ADD AN EXTENSION

Okay, so this probably isn’t something you will be wanting to do should you be on a budget, but adding an extension to your home can add thousands to the price of your property. Whether you extend to the rear of the property and create additional space for a larger kitchen or dining area. Or you can extend up into a loft that could be used as an additional office space or an extra bedroom. If a project like this feels too big or expensive, you could go down the route of applying for planning permission. It costs money and time to apply for planning permission to extend your property but doing this gives the buyer no doubt that when they themselves move in they would be able to extend the property.
